
Research conducted by Tembo reveals that first-time home buyers in the UK are more anxious about the legal and administrative challenges of purchasing a home than about saving for a deposit. A survey of 525 first-time buyers found 51% listed these processes among their top three concerns, compared to 43% who expressed worry about saving a deposit. Overall, house prices remained the most significant worry, affecting 78% of respondents.

The study also noted that 17% of participants identified the conveyancing process as their biggest stressor, slightly more than the 16% who cited the deposit itself. Additionally, 33% of first-time buyers reported low confidence in their ability to navigate the home-buying process, leading to increased anxiety even before they seek advice.
“This research shifts the narrative around first-time buyers, indicating that the conversation must extend beyond just saving for a deposit,” said Paul Elcino, mortgages director at Tembo. “Once buyers have saved their deposit, they often find themselves unprepared for a confusing and unpredictable buying experience.” He highlighted the frustration many face regarding delays and complications during the legal stages of a purchase.
The intricate nature of conveyancing, surveys, and the associated administrative tasks contribute to a prolonged process, often taking several months from offer to completion. According to Elcino, buyers frequently encounter a lack of clarity around costs and responsibilities, which adds to their stress.
The survey revealed a significant gap in early engagement with mortgage advisors, with 73% of respondents not having spoken to anyone about purchasing a home at the time of the survey. Only 17% believed the right moment to consult a broker was at the beginning of their home-buying considerations. This indicates a missed opportunity for both buyers and brokers to establish relationships that could alleviate confusion early in the process.
Clarity regarding hidden fees and additional costs, such as survey fees and identity verification, often creates anxiety midway through transactions. Comprehensive discussions about total costs from the initial meeting can transform client relationships, reducing the likelihood of disruptions during the buying process.
